How People Lose Millions Buying Land from Ọmọ Onílè and How to Avoid It
Thinking of buying land in Nigeria? Be careful.
Every year, unsuspecting buyers lose millions of naira due to common mistakes when dealing with Ọmọ Onílè (local landowners).
Some buyers end up purchasing the same land twice, while others lose their money entirely.
If you’re planning to invest in real estate in Nigeria whether for land banking or immediate development, you need to know how to avoid Ọmọ Onílè scams.
As a real estate expert and CEO of GLE Properties (GodslandEmpire), I’ve seen these mistakes happen countless times.
My name is Timothy Moyofola, and my goal is to help Nigerians invest in genuine, government-verified real estate without fear of scams.
In this guide, I’ll show you:
How people get scammed when buying land from Ọmọ Onílè
The exact steps to protect yourself and your investment
How to verify if a land is legit before making payment
By the end, you’ll be equipped with the right knowledge to safely buy land in Nigeria.
1) Verify the Seller: Not Every “Landowner” Is Real
One of the biggest mistakes buyers make is assuming that the seller is the rightful owner. Many Ọmọ Onílè have zero legal proof of ownership they just claim the land is theirs.
Here’s how to confirm ownership:
✅ Find people who have already bought land in that area. They can tell you the land’s true history.
✅ Talk to homeowners nearby. Someone who has built a house there is your best source of truth.
✅ Ensure at least three family members are involved. If it’s family land, get the head, secretary, and one other key member to sign.
✅ Check if two families own the land. If it’s jointly owned and you pay one side without the other’s consent, you will buy the land twice
This is a major reason why I always advise buyers to purchase land through reputable real estate companies in Nigeria like GLE Properties (GodslandEmpire) instead of gambling with their money.
I, Timothy Moyofola, have spent years educating Nigerians on land investment through webinars, blog posts, and physical site inspections.
My company, GLE Properties, ensures that every land we sell is 100% verified and free from disputes.
2) Make Sure It’s Not Government Land
Ọmọ Onílè don’t care whether the land has been acquired by the government.
If their grandfather owned it, they believe it still belongs to them even if the government has taken it over.
But once the government marks a land for future development, you can’t build on it. If you buy such land, you’ll lose it without compensation.
How do you check if land is under government acquisition?
✅ Hire a registered surveyor to verify the land’s status.
✅ Request the survey plan and confirm it at the Surveyor General’s Office in your state.
✅ Use a land verification app (I’ll drop a link in the comment section).
This is exactly why at GLE Properties, we carefully verify every land we sell.
That’s why our properties are always 100% free from government acquisition.
